Follow Up Boss Review (2026): Features, Pricing & Verdict
Follow Up Boss is a CRM built for real estate teams: it pulls leads from 200+ sources, routes them to agents automatically, and handles calls, texts, email and follow-up plans in one place. It is simple, deeply integrated and very well reviewed. Be aware that it is owned by Zillow, and that the jump from the solo plan to the team plan is steep.

See how it compares: Best AI CRM for Real Estate Teams (2026) · Follow Up Boss vs Lofty
What is Follow Up Boss?
Follow Up Boss is a real estate CRM positioned as the operating system for teams. It imports leads automatically from more than 200 providers — including Zillow, Realtor.com and IDX websites — and distributes them to agents based on rules you set. Agents then call, text and email from the CRM, with every interaction logged, and automated Action Plans handle drip emails and tasks.
It has been owned by Zillow Group since December 2023, and its terms name Zillow, Inc. as the provider. Follow Up Boss says it remains an independent product and that Zillow does not access customer data without permission, but some newer features, such as AI lead prioritization, lean on Zillow data.
Best for
- Teams that buy leads from several sources and need them routed to the right agent instantly
- Team leaders who want accountability: lead ponds, reporting and a shared inbox
- Agents who want a CRM that connects to almost everything they already use
Not for
- Small teams on a tight budget: the team plan starts at $416/month billed annually
- Agents looking for an all-in-one platform with an IDX website included — Follow Up Boss is a CRM only
- Anyone uncomfortable with a CRM owned by Zillow
Where the score comes from
Key features
- Automatic lead import from 200+ sources and rule-based lead routing
- Built-in calling and two-way texting, logged automatically
- Action Plans, Smart Lists, lead ponds and a team inbox
- AI features: Smart Summaries, Suggested Tasks, Smart Messages and lead prioritization
- iOS and Android apps included on every plan
- 250+ integrations, including Lofty, Sierra Interactive, Curb Hero, BombBomb and Zapier
Pricing
Follow Up Boss has three plans. Grow costs $58 per user per month billed annually ($69 monthly), with calling as a $33–$39 add-on. Pro costs $416 per month billed annually ($499 monthly) and includes 10 users, unlimited calling and texting, team inboxes and call reporting; extra users cost $41–$49 each. Platform costs $833 per month billed annually ($1,000 monthly) for 30 users. There is no setup fee and a 14-day free trial with no credit card.
Marketing promises no contracts, but amounts already paid are not refunded if you cancel early, so an annual plan is effectively a 12-month commitment. AI features carry no extra charge, although several depend on the calling feature, which is extra on the Grow plan.
Pros & cons
Pros
- Built for real estate teams, with excellent lead routing
- 250+ integrations — it connects to nearly every real estate tool
- Simple to use, according to G2 and Capterra reviewers
- Unlimited calling and texting included on Pro and Platform
- Free trial without a credit card and no setup fee
Cons
- Owned by Zillow, and some AI features favor Zillow leads
- Steep jump from Grow to Pro for small teams
- No refund if you cancel an annual plan early
- Reviewers mention data import friction and a slower mobile app
- CRM only: no IDX website or lead generation included
Verdict
Follow Up Boss is the benchmark real estate CRM for a reason: leads arrive from every source, reach the right agent in seconds, and every call, text and task is tracked. For a team buying leads from several portals, few tools save as much time or connect to as much.
It scores 88/100, our highest score for a CRM. It loses points for the price jump to the team plan, the lack of refunds on annual billing, and Zillow ownership, which some teams will want to weigh. Start with the 14-day trial and connect your real lead sources before committing.
