Homesage AI Review (2026): Features, Pricing & Verdict
Homesage.ai turns 155 million+ US property records into AI-generated deal analysis — flip ROI, renovation cost estimates, rental projections and a seller motivation score. It is genuinely useful if you work with investor clients or write a lot of CMAs, but it is not a CRM and has no team features, so it complements your stack rather than replacing it.

What is Homesage AI?
Homesage.ai is a real estate data and AI analysis platform built on 155M+ US property records and listings, covering both MLS and off-market inventory, refreshed daily. Rather than a single app, it is six products sharing one data foundation: Investment Property Search, Full Property Reports, the DealFinder mobile app, the DealFinder browser extension, 30+ REST API endpoints, and Custom AI Solutions. The company also exposes its data through MCP, so AI assistants can query it directly. The common thread is deal analysis — working out what a property is worth, what it would cost to fix and what it could earn — not managing clients.
Best for
- Agents and teams who work with investor clients and need fast, defensible deal numbers
- Listing agents who want AI-backed comps, rental estimates and renovation figures for pre-listing conversations
- Brokerages and PropTech developers who want US property data inside their own tools via API or MCP
Not for
- Anyone working in Canada — coverage is US-only, with no Canadian property data
- Teams looking for a CRM, lead generation or follow-up automation
- Solo agents on a tight budget: the entry plan lists at $200/month and there is no free trial of a paid plan
Where the score comes from
Key features
- AI-powered Investment Property Search with 10+ filters, saved searches, daily updates, automated emails and real-time price alerts
- Full Property Reports covering flip ROI, renovation cost estimate, seller motivation score, neighborhood comps and market trends, with instant PDF export and sharing
- 155M+ US property records analysed daily across MLS and off-market listings, with computer vision run on new listings
- 30+ REST API endpoints with full documentation and webhooks, plus MCP access for AI assistants
- DealFinder mobile app for iOS and Android, and a Chrome extension for insights while browsing listing sites
- Custom AI Solutions: white-label property intelligence, custom data pipelines and AI-powered investment scoring for larger organisations
Pricing
Homesage.ai publishes its prices, which is still rare in this category. Three self-serve plans list at $200 per month (Small, 1,250 credits), $500 (Medium, 5,000 credits) and $1,000 (Large, 20,000 credits), with custom Enterprise pricing above that. Paying yearly takes 20% off. Credits are the real unit of cost: a Full Property Report costs 15 credits, so the three plans work out to roughly 83, 333 and 1,333 reports per month, at $0.12, $0.075 and $0.0375 per credit respectively. Lighter calls cost less — a property info lookup is 2 credits, a rental estimate 5. A 25% launch discount using the coupon BETA25 is advertised until September 30, which brings the plans to $150, $375 and $750. Support scales with the plan: email only on Small, email and phone on Medium, priority support and an SLA above that. There is no free trial of a paid plan, but there is a free AI Deal Analyzer tool, 300 sandbox credits to test the APIs, and a guided demo on request.
Pros & cons
Pros
- Prices and per-credit costs are fully public — rare among real estate AI platforms
- Deep, purpose-built US property data: 155M+ records, MLS and off-market, refreshed daily
- Reports answer the questions investor clients actually ask: ROI, renovation cost, rental income, seller motivation
- Unusually developer-friendly: 30+ documented endpoints, webhooks and MCP access included in every plan
Cons
- United States only — no Canadian coverage
- Not a CRM: no lead capture, follow-up automation or pipeline management
- No visible team features — no per-seat plans, shared workspaces or role-based access
- No native CRM or MLS integrations and no Zapier, so getting data into your existing stack means using the API
- Credit-based pricing makes the monthly bill hard to predict if your volume varies
Verdict
Homesage.ai is one of the more straightforward products in this category: the pricing is public, the data is substantial and the reports answer questions that matter to buyers and sellers. It scores below the all-in-one platforms because it does one job — analysing property — and leaves the rest to your existing tools, without team features or native CRM integrations to bridge the gap. If a meaningful share of your business involves investor clients, or you want sharper numbers behind your CMAs and pre-listing conversations, the entry plan can pay for itself quickly. If you work in Canada, or you were hoping for one system to run your whole business, this is not the tool.
